        Hi Jessica,
        I received an email from Daniel which looks like the normal Aiic emails so may have been missed given the increased volume being sent out.

        It was titled The AIIC – EGM Zoom Meetiing Details.

          Thanks Paul for posting your views, comments and for stepping up & putting your name forward.

          The very poor turn out to the AGM did not help with the current situation at all. Members need to take part to make sure the association will survive and further our interests by having a strong voice in the industry.

          We must work together to ensure a board is appointed democratically, the chair is elected democratically and the association is governed democratically as per our constitution.

          All members please attend the EGM!

            I was also considering leaving as I felt I was getting nothing for the annual fee. Having attended the AGM meetings I was taken in by Daniel’s excellent sales pitch however the inaction and lack of leadership has shown Daniel should reconsider his position.
            Emma, saddened to read your post and I am sure many members feel for you, your frustrations and lack of responses from Daniel must have been very hard to deal with. We all have enough stress and worry in our own businesses and life in general without having all that added on top. Fair play to anyone who steps up and joins a board, it is not easy, it is hard work and takes dedication.
            I echo dichroberts post, time to look in the mirror Daniel and make the right call for the whole of the AIIC.

              Hi,
              I use Hamilton Fraser as the broker and their quote this year was up on last year’s one (not a great deal but still up), so I called them and asked what could be done. They came back with a significantly cheaper quote using HCC – Tokio Marine instead of Hiscox.
              Worth an ask. Hope this helps. Brian

                What happened to Awards for 2023????

                Also the Webinar spoken about with the Deposit Scheme chap (may be wrong topic but it was a Webinar for something)????

                      Wondering the same, as essential business or can’t work from home or travel to work were all mentioned so no real clarity or definite guidance. There is to be a list published (well for Scotland from First Ministers address) of types of business which must close, not sure when or if this will help as I’m working with agents who have closed already but are doing a safe distance key hand over procedure.

                      Want to do the right thing but still have a business going forward.

                        Hi,
                        I have used Simply Business for the last couple of years as they were cheaper than the AIIC recommended supplier. Not sure how this compares with others as with many things I let it re-new annually without checking the market.

                          Do not pay – you might loose the business from that agent.
                          Pay – you have set yourself up for future charges.

                          I know it is easy for all of us to say don’t pay, passing the buck agents again, however you have to make tha decision yourself as you know the agent and how much business they give to you.

                          I personally would kick up a bit of a fuss (just to make your point, the button is to test and you found the fault!), then tell them for the sake of Β£70.00 you’ll pay. BUT no way are you pressing any more test buttons for them to test any smoke alarms. Also make sure you have some of the great disclaimers others have posted.
                          Really feel for you as it is not an easy call.

                            Hi,

                            I’m based in Aberdeen so a similar type of market. It is very hard to get your foot in the door where the agent has a long term preferred supplier. If you can try and offer to do an inventory for free in a property where their current supplier is doing one for them too. They can then compare and give you feedback what they liked or didn’t compared to the other company.

                            In house ones are even harder to crack, they are probably on very tight margins to be copetative so if they can gain a bit of income from the inventory fee to the landlord they will.

                            I have struck lucky a few times where staff have moved to another agent and been able to get in the door that way, always helps to keep the current customers happy by dropping off muffins, chocs etc every now and again.

                            One big plus, once you are in the door the next person who tries will have the same battle. Good luck and remember – quailty work, good prompt service and a smile πŸ™‚ will always win the day!

                              I try and give something different to the big box of chocs as the agents tend to get a lot of these. I go for tea, coffee, biscuits, Xmas pies and whatever M&S have good deals on Xmas chocs. I deliver them in branded re-usable hessian bags. Never hurts to advertise!

                                I had the same situation, tenant called to book the job direct and had not informed the landlord. I asked if the landlord was aware, told she was however it turns out she was not. The property was let via an agent when I did the inventory however it went back to the landlord to manage mid way through the tenancy. Cutting the long story very short, there was bad feeling between the tenant & landlord with numerous issues coming to light afterwards and causing loads of calls, emails and a re-visit to the property.

                                My advise would be to insist the landlord / agent is present as well at the inspection with a small disclaimer regarding tenant still having keys and access or my preferred action would be to stay clear of it totally. Brian

                                  Hi, same as Scott has said,you can chase but they will not pay until funds are there. Just keep chasing, it is very hard to stop doing work for them until they pay but it does take that sometimes.
                                  I’ve had one going into liquidation and they were always late payers so I am due money which I probably will not see, luckily I mave some of the landlords detials so they will pay direct. I have leanrt from that so I chase at 30 days and keep pestering until they pay.
                                  Bet they won’t wait weeks for rent if the teannt was waiting for funds πŸ˜‰
