Setting the Standard for Independent Inventory Clerks Since 1996
Since our founding in 1996, the Association of Independent Inventory Clerks (AIIC) has been dedicated to raising industry-wide awareness of the importance of professional, independent inventory reporting.
Our mission is to ensure landlords, tenants, and letting agents across the UK understand the value of working with a qualified, impartial inventory clerk.

We are a membership organisation committed to educating the property industry and supporting clerks with the tools, training, and resources they need to produce high-quality, reliable inventory reports.
Our Evolution
In 2024, the AIIC underwent a major structural transformation to strengthen our ability to meet the needs of the modern rental market. We expanded our Board and assigned dedicated roles covering membership, training, and operations—ensuring stronger leadership and more effective delivery of our objectives.
Our Team
Chris Callear MARLA
Director of Membership, Association of Independent Inventory Clerks (AIIC)
Chris Callear is an experienced property professional and the founder of Blue Sky Inventories, a respected inventory company operating across London and Sheffield. As the AIIC’s Director of Membership, Chris is dedicated to raising professional standards within the inventory sector and helping independent clerks build stronger, more sustainable businesses.
With a background in property management and a passion for innovation, Chris has played a key role in modernising the AIIC’s approach to member engagement, marketing, and training. He’s led projects that focus on improving consistency in reporting, enhancing transparency for clients and tenants, and exploring how emerging technologies — including AI — can support clerks in their day-to-day work.
Chris is committed to ensuring that every AIIC member feels supported, informed, and part of a growing professional community that values integrity, independence, and continual improvement.
Stuart Walker
Stuart Walker is an accomplished business leader with extensive board-level experience across the commercial and charitable sectors.
As Chair of the Association of Independent Inventory Clerks, he is committed to strengthening professional standards, supporting the membership, and steering the organisation through a period of growth and modernisation. Stuart also leads Bright Inventories, an independent property inspection company, and draws on a background in senior financial and operational roles to provide strategic leadership and governance that supports both organisational development and industry advancement.
Sally Carter
Sally Carter is a highly experienced Inventory Clerk with 18 years of expertise in the field. Formerly a bank manager at a multinational bank, Sally transitioned her career to better accommodate her young family. She successfully launched her business in conjunction with her parents’ inventory clerk business, allowing her to balance work and family life effectively.
Beyond her professional achievements, Sally is actively involved in several interests. She is a choir member, enjoys gardening, and manages her allotment plot. Additionally, she contributes to her community by producing the newsletter for her local allotment association.
Paul Roberts
Paul, founder of Assured Inventories Norwich, has been an inventory clerk for over 10 years. He has also worked in the publishing industry for an international car magazine & in the motor vehicle finance industry. He also carries out voluntary work as a trustee & secretary for a local charity.
Paul joined the AIIC board to help to reinvigorate the association & to move the organisation back to achieving it’s main purpose – to provide support & representation for all inventory clerks. He has taken the lead in projects such as updating the association’s branding & website to bring it into the 21st century.
Outside of work, Paul is a married father of 2 and enjoys sports & music as part of his recreation.
Joseph Andrew Greenway
Joe Greenway has worked in a number of countries and held C-Suite positions in several companies including COO of Fantastic Furniture (Australia), CEO of Courts Retail (Indonesia) and President of Ngyuen Kim (Vietnam).
As well as having a retail background Mr. Greenway is extremely knowledgeable in all aspects of franchising having been involved in both creating and selling franchises as well as having bought several franchise businesses himself. He is also well versed in the property market being the owner of a rental property franchise company as well as his interests in the property inventory industry through the No Letting Go franchise. Mr Greenway has a Masters degree in Business Administration.
Lloyd Wade-Jones
Lloyd is the founder of Censeo Property Services Ltd, a company he started 8 years ago when he was looking for an opportunity to find a better work life balance after working for 20 years in high profile pan-European Logistics and Operations roles on or on behalf of major FMCG companies including Amazon, Apple, Time Warner, Woolworths, and Marks & Spencer.
Lloyd joined the association in 2017 after successfully completing our training program and joined the board in 2024. With his background in operations, Lloyd has now taken on the role of Operations Director for the association. Following the appointment of the new Board, Lloyd is working to conclude some of the ongoing projects for example the completion of the transition to becoming a Company Limited by Guarantee and the improvements in the stability of our back end systems and Central Office functions.
