      £300:00 for a clothes rail, Seriously? was it a bespoke wardrobe? is the rail made out of gold?
      even if you had noted it that it was missing, she wouldn’t be able to claim the cost of it from the tenant.
      And landlords wonder why the government is bringing in the renters rights bill, there are daft landlords as well as daft tenants out there

              Dimmer switches have a limited lifespan and more often than regular light switches are found to be faulty, any electrician will tell you that.
              I have just had to replace all of the dimmer switches in my flat as they were faulty they were fitted 8 years ago when the building was new.
              Have dimmable bulbs been used?
              It is a landlord’s maintenance issue, not the tenants responsibility

                Hi Collette,

                You use an Excel spreadsheet for mid term inspections?
                That just sounds like it creates more issues than it is worth.

                We have been using Inventory Base for 4 1/2 years and think they are brilliant, they offer training, support
                Inventory Base Academy (training portal) their trainer is Sian and she is an inventory clerk and brilliant at her
                job, you can dictate all reports and have them typed up by RND Softech in India
                Photos are time and date stamped and all reports can be sent to the tenants and landlords online and signed online.

                Interim property visits, check ins/outs etc are done via Inventory Base

                  I have never heard of that software company but if that haven’t offered you any training, then to be perfectly honest
                  with you I think that says a lot about the company and their poor service.
                  I hope that you didn’t spend to much with them and can get a refund?
                  I would ask for a refund due to the lack of training and support

                        Hi all,

                        We use Inventory Base and we have been using it since 2019 its so much quicker than mucking around with a dictaphone and a camera,
                        everything is done on our phones, we use a Jabra Evolve headset to dictate the file, then take the photos, then move onto the next room. Inventory Base imbedded our template into the system for us. Once we finish the job we send the audio file to RND Softech they type
                        it up and send the report back to us over night, any errors we can correct and then send it to the clients and tenants.
                        The software allows you to caption all of your photos as well they are all time and date stamped.
                        No need to carry iPads laptops dicatphone and a camera or unnecessary heavy things around with you .

                          Hi Joanne,
                          I don’t have paper copies of reports or anything, its a waste of paper
                          I have everything on the cloud
                          You don’t need top keep any paper copies of receipts, scan them then bin them, this is the advice of a bookkeeper friend of mine

                              We have always sent both check in and check out reports to the tenants, agents & sometimes to landlord (if asked by the agent) that way everything is transparent and all parties know what the reports state. Whether they read the report or sign them that is a different matter.
                              As we use Inventory Base it sends out an email to remind the tenants to sign the report, most of them do and comment some don’t bother to read or sign the report, but the activity log shows that they have been sent the report that way they cannot say they didn’t get the report

                                Hi Jonathan,

                                We use inventory base for all of our reports and we have been using it for 4 years
                                We dictate the report then take the photos and they are date & time stamped, we all have the software on our phone
                                and use the camera function on the phone, on the app there is a record audio and an camera function that is used,
                                once the report has come back from typing you can check the photos, if need you can open the photo rotate then save it and caption as necessary, save and complete the report
                                Talk to the guys at Inventory Base they are happy to help and its made our life so much easier than uploading picture
                                to a computer, resizing them and then uploading them

                                RND Softech in India does all of our typing
