      Hi,
      I have used RND for years, but they have been inundated with work during August and have been behind, which they told me about, they seem to be back on track as of this week.
      They do operate 24/7 and don’t close for any religious festivals or other breaks like some of the other typing companies do.

        Hi Lisa,

        Given the age of most items are really old, I would say that it is normal wear and tear and should be replaced as part of his/her general mainataince costs,
        the TDS adjudicators would throw this out, tenants cannot be asked to pay new for old
        I can’t believe that the agent hasn’t said this to the landlord
        Lot’s of info on the essential reading tab that should cover this, the agent should know this

          These things break over time, and it’s not the tenants responsibility.
          The landlord has had a long tenancy without void periods if I was him I would just be paying for it to be done as part of my maintenance of the property.
          The property is probably in need of redecorating before the new tenants move in.

            Hi Julie,

            I use Inventory Base and find it brilliant and easy to use
            They have uploaded my template onto my portal so that we can use it and we still dictate in each room as normal then add the photos after the dictation in that room.
            I use RND Softech in India to type up the reports as I have complete control over them and they email once the receive the file and will send an email once that its completed
            You can add the tenants and landlord’s details to the report and it is the sent to all parties once it’s marked complete,
            The fact that there is activity log is brilliant as you have the ability to know that a tenant has opened the report, if they say that they didn’t get
            the report you can check the log and tell them the time and date their email address opened it.
            Also mid term/periodic inspections and loads of other reports can be down with InventoryBase

            Sian Hemming- Metcalfe is a clerk and also their trainer and she is very good with helping you with the database.

            I have never heard of reports to go, how long have they been around?

              Hi Karen,

              I have just completed an inventory make for the same size property it took me 4 1/2 hours to do the inventory make only
              Check in photos was 90 minutes.

              We use InventoryBase softwear for out reports and dictate them, then send off for typing.

              I never include broadband routers or such as they are usually to be sent back to the supplier eg. Virgin Media
              The more complicated the more you charge for it.
              I have a disclaimer from the AIIC that states we are not experts in fabrics etc, and therefore we just give a general description, we don’t test for power except with light bulbs.

              I do have one landlord that uses Farrow and Ball paint and is specific about the paint colours, she has provided me with a list of colours in each room and I add
              that to the report, so that the tenants can touch up any damage before the check out.

                  I have clients tell me that the landlord went and had a look, what does that mean? instead of a proper check out
                  Then I have gone and done a new check in and I pointed out a number of things and I said that when I do a check out I compare the
                  check in with the property at time of the check out then note the difference, that is when they complain to the agent about what I find but by
                  then the deposit has been released.
                  One of my clients has said that a few landlords don’t wont a inventory and check in but they are mainly on Let Only Properties.
                  Not a good idea to be cheap

                    Hi,

                    I use my phone a Galaxy S21 and use the dictate function in the IB software with a Jabra Evolve headset, all photos are taken with my phone, if the room is dark, I use the flash on the camera setting, if it’s still not light enough I use my camera, all photos are time and date stamped.
                    IB will set up your template into the system so that you can use it. I use RND Softech for typing and I deal direct with them.

                    Tenants and landlords can sign the report online, add comments and photos if needed, there is also an activity log, for the property which means that you can check that the TT has opened the email, so they cannot say that they did not get the report. If you want to archive the report you can save a PDF version of the report or just leave it there and use it when the tenants move out. IB charges for the number of properties that you have on the system eg £50.00 per month will get you 500 properties plus VAT, there are other plans

                        Supplier agreements would be good so that we know that we have regular work from our clients and it would enable us to sell our business when we
                        want to retire or which to do something else, I have often wondered about we go about this process but I don’t know how to find out,
                        and I have seen some clerks advertising their business for sale, how do you value it, how do you know that those agents that have
                        been using the company you are buying going to stay with you or go somewhere else? At least with Supplier Agreements you know
                        that the agent would stay with you for a period of time, hopefully that relationship will stay the duration.
                        Agents want landlords, tenants etc to sign an agreement we should be able to do this as well.

                          You only will come under IR35 if you employ a Clerk as a Limited Company not as a person.

                          Jill is a Microsoft Dynamics IT specialist contractor and works as JT Smith Limited and gets a 12 month contract role through Eaton Bridge Recruitment to work for Lever & Kitchen as they are implementing new IT systems throughout their business as they don’t have someone in the company that specialises in Microsoft Dynamics implementation, if the contract is extended she may come under IR35, but if she takes on a management role, while in the contract she will fall under IR35 and will have to be paid by an Umbrella company, like Parasol, Jill submits her time sheets to Parasol, they then invoice Lever & Kitchen and who then pay Parasol who will in turn take their cut and pay Jill, Jill maybe on £550.00 per day but Parasol Invoices L & K £700.00 per day as they will need to pay Jill’s NI Contributions and Pension contributions, but where Jill misses out is she does not get paid Holidays or sick leave, she is still basically self employed but she is now paying personal tax, instead of paying VAT and Company Tax, so essentially Jill is worse off as she does not get all of the benefits of being an employee.

                          Yes IR35 is that complicated, because the Civil Service has made a complete mess of it in their failure to understand how Interim Contractors work.

                          This has also caught out a lot of Interim Contractors who are over 40 years old and have worked in Interim Roles as they have not been caught by Age discrimination.
                          People do Interim Contract Roles for various reasons, they may only want to work for part of the year, they also like the challenge that comes with each role and also the fact that they are not caught up in office politics and can move from company to company once the assignment is finished.
                          This is the experience of friends of mine who who are Specialist Interim Contractors.

                            I think that toilet brushes are dirty and unhygienic and never have included them in the report.
                            Shower curtains are another one that is cheap to replace but I still see mould stained ones in properties, that is going on your skin,
                            it’s just gross

                              I have two manhole cover keys as seen in the first photo, yes I do read water meters I also have a long plastic T shaped hand pump that I was given from a water tech,
                              We have always read meters wherever possible unless they are not labelled.

                                I had a call from Eloise, she is very pushy and I just said that I leave it to my clients to do this, as I don’t want to get involved with it.
                                If any tenant asks me about Utilities etc I just give them to a friend of mine Raj as he is a Utility Warehouse consultant
                                and for each new customer he signs up I get £50:00 credit towards my next UW bill which is better than what the other mob are giving us.

                                  Ian check out the S21, when you need to replace the Note 10, it’s a massive improvement over all of the previous Galaxy Phones
