We have been hit twice by this.
I use the term hit as they seem to be very time consuming.
I suspect more are on the way for us.

There is a section with our GDRP AIIC documents and knowledge in Essential Reading up in our members area now.
All documents can be considered as working progress with updates made as and when required.

It was agreed and noted to be a working progress document. As with all of them. This way they can always be worked on and updated.

Exactly what we did at the AGM.
After work, board, months of meetings, coach and the Aiic lawyer.
Next month we meet the regulators and custodians of all deposits in one room, 2nd time, to further discuss our code and our reporting for the Uk standard.

We are massively focused as a membership body on independence. We note how many issues there have been over the years with non disclosure rather then offering transparency and stating any perceived or otherwise things that can be considered a conflict.
Some of the former boards advice in the day was to offer it separately, rather then disclose any relevant cross overs.
Our clerks will often wipe away a grease m,ark with a carried cloth; we have been told its a conflict and just report it, but on the whole most consumers find this helpful.
The main point being is this is happens everywhere; now we must remain transparent and note its happening and offer full disclosure and always remain transparent and make sure we are doing best by our reports being unbiased. Remaining independent in our reporting as well as unbiased.
It will be interesting to see whether the consumer complaints and or issues raised decline on these former issues.
This debate is endless and is always on going, as the documents, a working progress.
Your input is one opinion and it will never be possible to satisfy all member opinions but moving with the time and looking to be and remain the best as well as improve as an organisation and work with any rising issues effectively is critical.
For reassurance we are meeting with all the deposit custodial schemes to update their thoughts on reporting, they love us and what we are doing and hopefully will get to the point of making sure it must be an AIIC regulated clerk doing the job.

No. The policing of conflicts of interest is definitely no joke.
One of the great reasons for bringing our code of practice into the market place we have moved to since they were last drafted many years ago is we do not attend reports with our members and so cannot police them in any manner other then our compliance and guidelines. Then we have a moving market place where some clerks will be recommending certain companies perhaps even for benefit. Alongside this the changing models of peoples businesses as the market has changed, shrunk or otherwise. Offering other services with need to be declared. The climate for those us of in it for decades has declined and changed dramatically.
We cannot and do not police this; the way forward is that if there are any other issues pertaining to an interest in the property other then ownership this needed to be disclosed whenever needed.
On that note glad you have noted the documents are getting there overhaul; they are and will now be always referred to by us as in working progress. These ones went through our last AGM.
Hopefully at next years AGM we can look at a digital way of involving those that cannot be present for this due to geographic’s, I think its def worth thinking about.

Hi All,
I am running work shops 1 evening of every week and working through our documents with our coach. They then go via the board and our solicitor. You will note the new code of practice, the constitutions our mission and vision are now the new documents and on line for us all.
These things take time and are a working progress.
I started working through our guidelines in this weeks evening session.
I will get the broken links removed; they were to documents that have been deleted. Thanks very much.

Hi Rowley, it can be much easier for us if you raise a concern to us at the office first; this way we do not end up addressing undue concerns to many members on phones, emails and this forum as well. It also means we can spend more time resolving actual issues and fixing them if they are valid, rather then dealing with many emails and calls due to a internet concern raised in our members forum that we can always fix if there is an issue. I do apologise if I sound short but this is happening alot with small things that are not actually issues, then we place all our days resources into explaining to many people, in many different formats what was never actually a problem. The one thing in common here is none of you have any biographical data filled into your profiles. It will use this information to function.
Its the same for any member that has not filled in information, they can be floating in the database so to speak.
This is the popular WordPress app for our type of database and functionality.
It is random, on the information provided to it in our profiles.
I am unsure of another way this can be run for all of us but we are always open to ideas and we can run these by the site engineers.
We could even look at this in the future if required.

I have spent a lot of time on this. I have brought my company into position to send out to our agents, but it is a working progress document.
I am hoping the info we send out will really help everyone of us.

Thanks for your post.
This forum goes across the entire membership via the email alerts and we do have central office email addresses you can use for these questions.
We note you are a relatively new member, our welcome pack will offer you all the advise and information you can use as a member including our emails.
We are very close to signing off the minutes. They go from proofing to board to edit to signed off; this took/can take some time. ANy second now they will be placed up in our website space.

We see quite a few clerks and or companies that quote they will not try to lift anything due to H and S as well as their insurance policies.
Sadly there can be the practice of either party making sure a stained side would be hidden/underneath so investigation is very, very useful.
