Hi Antony,
There is a page. Trouble being is there used to be one so we cannot have that username currently, but it is still find-able. The group can be open to public etc but is currently on closed to members…..

The AIIC. Is is set up as a closed group currently so just needs members to request membership.

Good Evening,
As you are aware myself, Danny Zane and Emma Glencross have been on the board serving the roles as complaints officers for some years.
This year we accepted the role as joint vice chairs.
Since the AGM we met for our board meeting and discussed moving forward and the future and where we need to be.
Pat and Helen have decided to stand down from their positions on the committee and in the interim we are both serving us joint chairs of our organisation.
We are sending out a letter early next week to all of us at The AIIC.
We look forward to the future and providing solutions to the issues that have been mentioned, experienced as well as some super changes and new strengths to lobby for us, create a larger social media and press presence and make us even more efficient.
We have spent this week working around the clock to pick up the current systems for membership, admin and compliance.
We will be looking to fill other positions within the council very shortly so if any of our full members would be interested please do feel free to email us at central office.
A huge thanks to Pat & Helen for bringing us to this point and making us who we are today.
We really appreciate all your support during this transition period.

Good Evening,Thank you for your email. I agree you make some very fair points. We will be writing to our members in the coming weeks to advise that there has recently been some changes at Central Office and on the AIIC committee. We are working hard to get everything up to speed but please bear with us during our transition period.
Moving forwards, we are working on a new project for our social media, which we believe will be up and running within the next 14 days. This will increase our presence on the social media sites. We have just received access to the website and are now starting to rectify the recent issues.
We are also developing some other areas and are reviewing the current training provision. We hope to be able to report to our members shortly with further details. Your thoughts and feedback are very important to us and we are already working on many of these issues currently. In the short term, please bear with us, we hope to be able to respond with some more definite positive responses very soon.

We strongly recommend that the landlord or his representative re-visits the property before release of the deposit.
Please note that any rooms / items that have not been referred to in this report have been checked and are in a similar condition to that stated on the original inventory allowing for normal wear & tear.Any costs quoted are for guidance only and may be subject to contractor’s estimates and retail price lists. It is acknowledged that the terms of the tenancy agreement may overrule recommendations made.
Photographs – any included below have been taken at time of check out to give a visual indication of damage/cleaning issues as listed on this report.If furniture/contents are not returned to their original positions as listed on the inventory and extra time is spent locating such item an additional charge to the tenant will be levied.
Please note that inventory clerks do not check taps, showers, electrical items, heating systems or open windows. Clerks cannot check areas that are difficult to access such as the top of kitchen cupboards. Lofts & cellars will not be checked unless access is via a safe permanent staircase which complies to normal safety regulations.

Can I please clarify:
When you are attending check outs, you ‘should’ be given the original check in inventory to HAND WRITE your extra notes on as you are going around doing your check out inspection.
If you’ve been emailed a locked PDF document, you would need to print it out yourself and then HAND WRITE your check out comments on the printed out document.
On check outs you are NOT updating a computer version of the inventory (unless you are using your own App but that’s between you and your higher power), you are only adding your check out notes to that document.
The original inventory document ‘should’ have hand written check in notes (complete with tenants signature) AND hand written check out notes so landlord / tenant / agent / TDS can compare in with out.
Legally – I don’t think there is any stipulation that hand written notes must be made, and whilst we do all have our little quirks, the AIIC Guidelines for best practice states:
“The check-out should be conducted against the inventory that was signed and agreed at the start of the tenancy. If possible the Clerk should be given any additional information relevant to the condition of the property with regard to changes during the tenancy.
The Clerk will only check and make notes against the items listed on the inventory or any addendum given by the instructing principle. Where no evidence of check in condition is present the Clerk is unable to make judgements on deterioration/cleaning issues etc.”
ON A SEPERATE DOCUMENT (yes I am shouting this as so many people seem to think the check out inventory is the check out report which IT’s NOT!!!!!) you then produce your check out report with ONLY the additional check out comments.
So Eden, giving your examples above you would:
For the check out: Print out the PDF inventory if it was emailed to the agent, but preferably physically go to the agents office to collect the hard copy signed written on check in inventory if they have one.
Take aforementioned hard copy inventory to check and, complete your inspection, writing on that inventory only the extra bits you are picking up.
Once you have finished your check out, you can then go back to your office and produce your check out report on a separate document:

Smart Meters Update
The AIIC Council have now produced a factsheet on how to read smart meters.
It is essentially the same information as already posted but in a nice ‘factsheet format’ which can be downloaded by going onto the Essential Reading Page under the Members Area under the Fact Sheet Heading

So far the council has advised that they believe taking readings from smart readings should be straightforward:
1) Take first reading from screen
2) Push the button on the cycle display to the next reading
3) Keep pressing buttons and note all / any relevant readings until you reach the first reading againYou usually do have a rate 1, rate 2 and then total of the 2 together. Some of them don’t have a button so you will just have to wait for the screen to run it’s cycle.
Smart meters have a numerical key pad you just need to press ‘9’ and wait a few seconds. A series of numbers will be displayed (123 5678 for example) wait a few more seconds and a traditional meter reading will appear.

You have probably sorted this now but just to confirm for everybody – the logo is now available to download via the members area.
We have now set up a page dedicated to all things PRS called ‘Property Redress Scheme’ (funnily enough!), if you scroll down to the bottom of that page you will see the PRS logo.
You will need to right hand click on the logo and ‘save picture as’ in order to save it on your pc.
