      They are my main client, but on the other hand i charge them under the going rate so they have a great deal from me. I just know that if i open myself up to this, any disputes between tenant and agent they are going to put to me in the future.

        Hi Bruce,
        Thanks for reply and thats really useful information about IB. I really do like the look of IB reports and are easy reading. I’ll get myself booked in with them and put time asdie to understand how it all works.
        I was just having a Google yesterday and came across Reports to go, they looked ok but i know IB is probably the best choice for me.

          As mentioned above, if its clean its clean and left like for like compared to inventory, then further professional cleaning charges would not be fair in my opinion.

            I’d agree with Rowley and Matthew on this one i’m afraid, then tighten up key return procedure. Unfortunatley lost keys and fobs are a nightmare for all involved, just cover yourself in future as best as you can with pictures, envelopes and key counts. Good luck : )

              Hi Folks,
              To conclude this whole mess, it has come to light after me taking it further, that the person who told me my 2 x checkouts that went to dispute and lost, had barefaced lied about it. Only she knows why she would do something like that, personally i think its as simple as she does not like me and wanted to cause me stress (which she did).
              Not quite sure how it will be going forward, but i have made a complaint about her.
              Thank you again for all of your advice, it was the difference between me accepting her word on what happened or finding out the truth.

                I think you have confirmed what i thought all along, that something is amiss and maybe i am not being presented with the full facts.

                  Thanks everyone, as always very helpful advice. I have asked Letting Agent to show me the report, i’m still waiting… Will keep you posted when i see it.
                  Hopefully it will clear things up, as i’m still at a loss how this could have happened and just a little stressed out by it all.

                    Thanks Jo, i’ll ask the Letting Agent. All they told me was it it failed at dispute and the Landlord is really angry as they will have to cover the cleaning cost. I’ll email them now and ask them to send me the report.

                      It’s been a strange year, slower than normal due to pandemic, rising costs etc, so definitely less movement. But overall i’ve not seen landlords trying to cut back on costs by not having a checkout.

                        Joanne-Vermeulen – i’ve been having a bit of a shaky time with my main client. In a way it’s proably been a good thing as its made me look at things differently, i now need to target new business so that i’m not reliant on said client. To target new business, i feel that i need to be offering the most up to date reports. I love my dictaphone and camera, its easy reading and simple to understand for the tenant but time to move on i’m afraid.

                          Thanks Everyone for your help.
                          Ok, so i have gone back to Letting Agent and sent a small report about my findings. I have decided not to charge for this visit.
                          They have come back that they will send pest control in, but the process will take about 3-4 weeks and a few visits. They want me to go in after 1st pest control visit due to deposit deadlines, all the info i can find suggests that the cockroaches will not be dead ater 1st visit. Does anyone have any more of an idea about the fogging/ killing process please?
                          I’m not squeemish, but the last thing i want is a roach gettin in my bag and me bringing it back home : (

                              Thank you so much everyone, as always you offer sound advice and great support.
                              I will be taking a few hours out before i reply as right now i’m using my emotional head and that does not pay the bills lol.
                              I’m a fool for putting a lot of my eggs in one basket, you try to be loyal but unfortunately the same loyalty is not returned.
                              I went in the office to have a meeting with her a week or so ago and i came away feeling like we had got on to less bumpy ground and feeling more positive, then the goal posts are changed again because i needed to do a small price increase.
                              What will be will be i guess and i’ll deal with it as i always do, with a smile on my face : )

                                Thanks Jo, i’m just not thinking straight at the moment and what you say makes absolute sense. I do note the SN’s but on the invventories, i have never noted themm on the checkouts though.
                                Meter readings, i could do that and it may take the heat off me.
                                This is what i need, someone with a clear head who is not thinking with their emotions and right now that is exaclty what i think i’m doing.

                                  My advice would be to see if another invenotry company could pick it up as a one off. Anything you find, they are likely to disagree with and makes them less likely to be able to claim its a biased report.
                                  I had the same at an inspection, tenant called me a liar etc, i told letting agent for sake of all parties it was best another companny did the checkout.
