Thank you everyone for your advice, very much appreciated.
I was doing a mid-term inspection just few weeks ago and the tenant mmade me feel very uncomforatble. As i had my back to him, he came up far too close behind me, to the point i felt like i was going to get clonked on the head with something. I turned around to face him and asked him to back off, his hands were empty, but i had my guard up the entire time and have never done an inspection so quick and while keeping my eyes on the tenant the entire time.
I started doing self defence (Krav Maga) classes before this incident and would not hesitate to listen to my gut feeling and get the tenant to back off, if they don’t, then just get out of there ASAP.No, not any more. If a meter is not accessible with my nomral set of keys, codeed lock or screwdriver, then i would not take reading. Also, on my T&C’s i have it noted i will not check underground meters as i have had nothing but issues with them in the past from debris, too far to reach, spiders, damaged units and not being able to close them properly making it a H&S risk.
I had this compamy phone me yesterday, then sent an email, alomst suggesting that we had come to an agreemnent about it and she would call me today to finalise things. Not for me thanks : )
Normlly a quuick look on YouTube explains how most of them work, thats how i have figured them out over the past. Or note their Brand and SN, quick google and it should tell you.

On the subject of meeting tenants, is everyone back doing inspections and how do you get aorund the fact of tenants being present?

I took your advice and told the LL that i would remove the unit at my cost and make good any damage, but i would keep the router. No surprise the LL decided they wanted to keep it and that was the end of the matter.
Its a lesson learnt to me and i’ll be taking a closer look at my caveat.Please ignore my comment above. I’m clearly having a bad few days : )

Some advice please.
I completed a checkout recently and missed that the tenant had added a Hyperoptic router in hallway, fitted by professionals, so all neat and tidy. Hands up, i messed up by missing it, but in some fairness to me, the inventory was appaling with hardly any detail or photos (not one of mine).
The LL wants to be compensated for this by the letting agent, as the deposit has already been released. The letting agent have come back to me to get my thoughts.
The LL wants £130 for compensation as they feel its an eyesore, but they also want to keep the router as its obvuoulsy a benefit to the property. I do have a caveat that i do not accept responsibiity but honeslty these are good customers of mine and i don’t want to take that route.
I was thinking a complimentary inventory would be fair but £130 is not acceptable if they are keeping it.
What are your thoughts please?Thanks in advance,

I think maybe i was unclear ditchroberts, Rowley Waters has explained it better.
I am being asked to identify each key and write on a picture of the key set what key fits where. Almost impossible when you have a large bunch ( i think).
Keys missing i agree is my job to report, but not identifying them all surely?

Since starting this post you have all made me feel confident in my decision, so thank you. This is where i am currently at…
All checkouts will be conducted alone, i will not be meeting with tenants. Key hand over will be via agents.
All inspections cancelled.
As from today i will be asking that there is a 48 hour window between tenant leaving and me conducting a checkout, i think this is sufficient time for the virus to die on surfaces should the outgoing tenant have been infected, please feel free to correct me if i am wrong.
Obviously the usual hygiene, gloves etc to be worn.
Stay as safe as you can and hopefully with a bit of luck, common sense and our amazing front line staff we will get though this.Julie.

You’re not alone Jayne, i’m currently looking to drag myself in to the 21st century. I’ll be following this post. All of the software i have seen so far i’m not really impressed with and agree it looks quite complicated.
Julie.I had this happen to me a few weeks back. LL didn’t bother to get an inventory done, then changed his mind weeks after the tenants had moved in, i told him i could not do it and then he asked me to send him over the previous inventory that i had done for him in word. Absolutely no way!
He then had the cheek to ask for me to send him a blank inventory document with my info on. An inventory is a legal document to protect both TNT and LL, i will only ever send in PDF.
