I found your comments interesting about ‘testing for power’. After my training I worked for a big inventory co. and they told me to do. I have carried it on but will now not always do it going forward if I am under a time constraint.

What do you think the benefit is to the owner of the flat and the tenant that a clerk does the inspection rather than the agent managing it? It seems maybe that agents don’t want to do the inspections themselves?

I did manage about 8 months ago to persuade one agent not to agree with landlords that, I as the inventory clerk, do ‘Check In’ reports only inventories. A second agent I work for never asks for ‘Check In’ reports but the third agent, a major agency, who I was lucky to get in with does. I think the lettings administrator, from that company doesn’t understand the difference. She just said the landlord doesn’t want to pay for it. So I made sure I exchanged an email with the estate agents saying that really they should be having an ‘inventory report. It doesn’t happen often with this company but going forward I will turn down the ‘Check In’ reports when I can afford to and am busy building a new relationship with another major agency who I don’t think ask for ‘check in’ reports or have only once when someone lived at a brand new apartment for 5 months.

Thank you for all your helpful replies. I should have said that when being asked to do ‘the Check In’ report (which has only happened twice) the estate agents have sent me another clerk’s previous inventory. Still I don’t like this kind of reporting. Your comments are very helpful.
