How It Works

Confidential enquiry

Request our seller form and provide headline details (years trading, service area, staff/contractors, revenue band, client mix, software stack, handover support).

Anonymised listing

We prepare a short profile that’s shared in the members’ bulletin and on a members-only page.

Business is Listed

Business is advertised on the AIIC site

Email Blast

Anonymised details of the business are sent to all members if email blast option is requested

Buyer interest

Interested members contact AIIC; we can share a confidentiality statement/NDA if required.

Introduction

With your consent, we connect you and the buyer. From there, discussions and negotiations are between you both.

AIIC’s role: facilitator and noticeboard. We do not provide brokerage, valuations, legal or tax advice.

What to include in your confidential seller form

Business intro description

Years trading and reason for sale

Service area (regional descriptor)

Client composition (e.g. % letting agents vs private landlords)

Revenue & profitability (profitability should include any salaries paid to yourself but not to clerks)

Team structure (owner-operator / no. of PAYE clerks / no of contract clerks)

Work mix (inventories, check-ins/outs, mid-terms, add-ons)

Systems used (e.g. InventoryBase, accounting tools)

Handover support offered?

Fees and Terms

  • £200 for 3 month listing
  • £250 for 3 month listing with email blast to all members
  • £50 for second 3 month listing
  • £100 for second 3 month listing with additional email blast to all members
  • Free from then on but has to be renewed on a 3 monthly basis until sold

  • No trading names, exact locations, client lists or financial statements are published.
  • Buyers may be asked to accept a confidentiality statement before details are shared.
  • Sellers control when and what is disclosed.
  • £300 for 3 month listing
  • £400 for 3 month listing with email blast to all members
  • £100 for second 3 month listing
  • £200 for second 3 month listing with additional email blast to all members
  • Free from then on but has to be renewed on a 3 monthly until sold

Is my identity revealed to buyers?
Not until you approve an introduction. All member-wide comms are anonymised.

Do you help with valuation?
AIIC doesn’t value businesses. We can signpost to suitable professionals.

Can non-members buy?
Only AIIC Members and Associates can register interest.

Can I pause or withdraw a listing?
Yes—email the office to remove or mark it “under offer”.

Will you verify my figures?
We don’t audit accounts; we may ask for high-level evidence to maintain credibility.
